Lease Terms & Conditions
Lease Duration & Rent
- Lease term: 12 months
- Monthly rent: $1550.00
- Rent is due on the 1st of each month
- A late fee of $100 applies if rent is not received within 5 days of the due date.
Security Deposit
- A security deposit of $1,550.00 is required at the time of signing the lease.
- The deposit will be refunded at the end of the lease less any damages beyond normal wear and tear.
Renter's Insurance
- Tenants are required to carry renter's insurance for personal belongings and liability coverage.
Appliances
- Refrigerator, washer, and dryer NOT provided. Water hookup is available for a refrigerator. Dryer hookup is electric.
Occupancy & Use
- Only the listed tenants and approved occupants may reside in the home. Subleasing or short-term rentals (e.g., Airbnb) are not allowed without written permission.
Smoking is not allowed inside of the home or garage.
Pets are not allowed.
Utilities & Services
- Tenants are responsible for paying for all utilities, including electricity, water, gas, internet, and trash service.
- Lawn mowing is provided at no extra cost to the tenant and occurs weekly during the spring, summer, and fall months. Lawn is treated for weeds 4 to 6 times per year at no extra cost to the tenant.
- The tenant is responsible for maintaining the flower bed.
Noise & Conduct
- Tenants must respect neighbors and maintain reasonable noise levels, especially during quiet hours after 10:00 PM.
Entry & Inspections
- The landlord reserves the right to enter the property with reasonable notice for inspections, maintenance, or emergencies.
- The landlord will inspect the property and change air filters quarterly with at least 48 hours’ notice given.
